The proposed mixed binary linear programming model can be solved using software available in the market or developed into a dedicated system to support decisions. The aim of optimization is minimizing the idle time of all crews under the constraint of not exceeding the contractual project duration. To address this gap, the authors put forward a mathematical model of the problem of scheduling of repetitive processes that are repeated in different work zones with the following assumption: several crews of the same type are available, thus particular process can run simultaneously in different locations. Most methods intended for scheduling repetitive processes were developed with the assumption that the work zones are identical and that a particular process cannot be concurrently conducted.
Due to this fact, individual processes are being allotted to different non-identical zones. In practice, structural considerations affect the way of dividing the object under construction into zones differing in terms of scope and quantity of works.
The highest degree of construction works harmonization can be achieved when planning a repetitive project with processes replicated many times in work zones of identical size. The results of this analysis illustrate the novel contributions of the model and its original capability in generating optimal plans for hotel renovation projects that enable hotel owners to maximize revenues of their hotels during renovation work while minimizing hotel renovation costs. An application example of three hotels is analyzed to illustrate the use of the model and demonstrate its capabilities. The model integrates an innovative methodology that enables renovation planners to select which hotels to renovate during any fiscal year based on an allocated renovation budget and identify an optimal floor renovation start date, optimal overtime hours usage and number of assigned crews for each renovation activity, and an optimal floor renovation order in each hotel. The model is developed in three main modules: optimization, scheduling, and hotel profit modules. This paper presents the development of a novel model for optimizing the planning of hotel renovation projects to maximize hotel revenues during renovation work while minimizing project cost.
